What to look for when purchasing a house in Marbella, Spain?

A significant majority of the people living and spending time in or near Marbella are not originally from there. Marbella has become a very popular destination for holidays, trips and business. Many people decided to purchase a property in Marbella. Possibly as your own extra house used for vocational purposes, or as an investment. If you are also interested to purchase a property in this location what are the things you need to know?


Location

The location of you home is very important. In Spain available plots are becoming les available due to intens competition. Always think ahead when looking at a property. Is there might a possibility that a different property might be build for, next or close to it that might devalue your investment. As the view might be obstructed or a slight decrease of privacy will occur. Also important is the distance to populair locations like the beach (clubs), supermarkets and other populair locations. If you even want to build a property always check the registered plot size and limitations before buying.


Legal requirements

It is nesseary to own a Spanish bank account like Sabado. This will also be very importrant for some of you basis expenses like, water, electricity and gas. Along with this bank registration it is required to get a NIE number (Number of Identification of Foreigners). Also we advise to obtain a decent lawyer as some legal documentation can be be necessary. Last but not least always register your property. Even though it might take a while please start this process as soon as possible.


Security

Like everywhere e certain level of security is needed in some parts. Especially when looking at e certain price range of properties. Invest in a decent alarm system preferably with cameras and motion detectors. This will only add value to your property and might give you some peace of mind.


Service and maintenance

Keep in mind that owning a property in spain also requires decent amount of maintenance, the weather is hot and sand might occur in some occasions so providing your property with service and care will help it keep it value.
